The Rio Rancho Estates Office project was designed to house the offices of the developer plus shell offices to lease. Special solar shade devices block direct sun but allow indirect daylight to enter the building. The exterior building envelope was designed for high performing R-Value. Window glazing is low-emissive glass. A common lobby mall features clerestory glazing and interior planting. The building materials reflect a New Mexico material palette with stone, stucco and metal shade trellis devices. The site had a substantial topographic grade difference of 15 feet from low on the east to high on the west. To accommodate the grade difference, a decorative retaining wall and planting area was designed to retain earth on the west side of the project.
